What are the savings or added cost of trying to time the bottom of the Bedford NH real esate market?

Zillow posted this chart which illustrates the change in monthly mortgage payment on your Bedford NH property.

I have been talking about this for over a year, but this is the best illustration of the cost in terms of a monthly mortgage payment by waiting for prices to bottom out.  

Mortgage rates as of today 2/25/11 are up at about a 5% on a 30 year fixed rate mortgage.

This is a clear illustration of why you should take advantage of these historically low interest rates.  Any further price adjustments could be offset by increasing interest rates.  Just use the chart to understand this.
